International Buyers

We offer complete consulting services for the purchase and sale of real estate. From your initial search all the way through closing.

Mortgage Requirements

  • Valid passport with valid visa for the USA. (tourist visa (B1-B2)is permitted)
  • Reference letter from a certified accountant from your country of origin.
  • To facilitate the process having a bank account in the USA with the 30%-35% down payment deposited two months prior to purchase.
  • In the event you don’t have the funds here, the money can be wire transferred to the title company the day of the closing.

Taxes and Closing Costs

Property taxes in Florida are approximately 2% of the assessed value of the property and they are paid once a year. At the time of closing, a buyer needs to bring the balance due to the closing; the title company will provide this balance one day before the closing. An additional 5% over the purchase price will be required to cover closing costs and other requirements imposed by the financial institution.

Closing

We help with inspections, appraisals, and walk you through the necessary processes for the closing, even without your presence.

  • Send postcards to the owners in the area were the home is located and also to a list of luxury properties in the area.
  • Advertise in the Sun Sentinel and/or the Miami Herald.
  • Advertise in National publications for example the New York Times or the International Herald tribune.
  • Market the property in prestigious magazines like Unique Homes, Homes and Estates.
  • Market the property through many websites and International companies. For example: jameslist.com, GhersiGroup.com, ColdwellBanker.com, Realtor.com, Realestate.com among many others.
  • Market the property in the Coldwell Banker Previews and Portfolio Magazines.
